Holland Piazza sits at one of the most visible corners of Holland Avenue — a site that has shaped the identity of the neighbourhood for decades. When AEP Investment Management commissioned the asset rejuvenation, the opportunity extended beyond commercial performance. This was a chance to give one of Holland Village's defining buildings a future that matched its location.
The original building had aged into anonymity. Dated facades, inefficient layouts, and a poor relationship with the street had left Holland Piazza feeling disconnected from the energy around it. The brief called for a repositioning — architecturally, commercially, and experientially.
The design reconnected the building with its street frontage. Retail bays were opened to engage the pavement. A new facade treatment introduced contemporary materials while respecting the low-rise, village-like character of the area. Upper floors were rationalised for better lease flexibility and improved daylighting.
Holland Piazza now operates as the kind of building the neighbourhood deserves: confident, well-mannered, and useful. The rejuvenation recovered commercial value, but more importantly, it returned the building to its role as a proper anchor for one of Singapore's most enduring lifestyle precincts.
